June 2026 Market Update
Happy Solstice!
Interestingly, with the influx of people coming into town, the real estate market tends to shut down during Solstice and Fiesta – until Sunday, which brings an influx of open house visitors. It is because locals are getting out of town to avoid the chaos and others have so much going on, they don’t have time to deal with anything related to real estate. That’s all good as unlike most areas, we don’t really have selling “seasons” that shut down the market for the entire winter!
Having said that, we do see a blip down in activity when it gets to be time for back to school. Our summer season has more activity as kids are out of school and people are looking to transition or buy second homes. While it is never a bad time to put your home on the market on the central coast, if you can get it on during the summer, you’ll likely have better exposure to more potential buyers – which can net you more money!
As for statistics, the past May saw an equal amount of sales as May 2025, yet the median and average sales prices went up a bit. Our market has not seen an increase in value though. It’s been a pretty stable/flat market as our inventory levels don’t seem to be increasing consistently. We won’t see much of a change unless we see that shift to a buyer’s market (over 6 months of inventory) and, while we have been teased, we just aren’t seeing it yet.
Exciting news on the office front, some of you may have met Angie Campbell who has been working with me for almost a year handling social media. She passed her real estate salesperson exam and now has her license! Congratulations to Angie! With her license, she will be able to help me with so many more aspects of work, so you may be hearing from her!
