April 2026 Market Update
| Happy April! What amazing weather we have been having, although my weather app has been so off, I never know how to dress! We have had a lot of fun events recently and coming up. We participated in the Toad & Co. Grilled Cheese Smack Down last week, which was a fund raiser for the Organic Soup Kitchen. We didn’t win this year, but had a ton of fun trying! If you want to know what our recipe was, let me know! Coming up on June 6, I’m on the event committee for the Santa Barbara Trust for Historic Preservation (SBTHP) Presidio Orchard Party (POP!) Last year, I sponsored the event and this year I decided to get more involved. It’s a beautiful space that few people know about. There will be an amazing band (Mezcal Martini) and lots of great food and beverages. Tickets are pretty affordable. We could really use your help with some sponsors or even donations of wine, gift cards or items for the raffle, so please let me know if you are interested. Or you can go to the website to buy tickets or for more information: POP! | SBTHP’s 5th Annual Presidio Orchard Party — SBTHP As for the market, March 2026 saw higher sales volumes over 2025 at 94 vs. 72, however median and average sold prices were quite a bit lower. (Median $2,112,500 vs $2,867,500 and Average $3,483,366 vs $4,393,132) That’s a bit surprising as the market does not feel like it has gone down. BTW, January and February number of sales was down a bit from the previous year as were sales prices. Three months in a row is definitely a trend, so we may be seeing a downturn in values. We will know more over the next few months. People have asked if the war will have a negative impact on the real estate market. Considering the higher number of sales, especially 18 sales over $5M last month, I would say no, or more specifically, not yet. If the war continues for a longer period, it could impact sales and mortgage rates. Wishing you a healthy, happy and fun-filled April! |
