November 2025 Market Update
How gorgeous is it outside after all that rain? My clients with view homes all agree; the views are particularly spectacular just after rain. Speaking of rain, because of all of it, I read that we will not have a fire season this year. That’s great news!
I also read that they still are not expecting a recession next year. I’m not sure exactly how much that impacts real estate values or interest rates. Prices are supposed to be stabilizing, yet inventory went down this month. Last year, we were up to 2.51 months of inventory. Last month it had gone up to 3.72 months. Now it’s only 2.58 months as of end of October. As of today, it’s at 2.77 months. We really need it to get to 4 to 5 months of inventory for it to be balanced. I know that quite a few homes sell off market, which I have two in escrow now.
Sales prices seem to be pretty stable, dependent on how you look at them. The total volume of sales was up drastically this month and will be again next month based on a few extremely large sales.
