What an amazing year it has been! The year in real estate started out really hot, lots of homes selling, then petered out over the next two quarters where the listings just sat – especially in the extreme high fire areas. The 4^th quarter made up for it! I’m hoping to have all of my listings in escrow by the end of the year! Fingers crossed!

Looks like inventory levels were down a bit from earlier in the year, at 2.6 months of inventory as of the end of November. They had gotten up to 3.5-4 months not too long ago. As a reminder, 0-3 months is a seller’s market, 4-6 months is a “normal” market and over 6 is a buyer’s market. It all has to do with supply and demand – the higher the supply, the more options buyers have which deplete the seller’s ability to command a higher sales price. Usually, we see a bump up in new listings come on just after January 1. Let’s hope that happens!

As for sales, there were 82 closed in November 2025 versus 63 in 2024. That’s a big bump up. Average sales price was almost identical at $3,921,062/$3,906,498. Median home price was about 20% at $2,412,500 vs $2,075,000.
